What’s an Electrical Planning Report (EPR)?

In Episode 10 of Coffee Chat with Steve, we talk about something every strata in British Columbia will need by the end of 2026: an Electrical Planning Report, or EPR. With more buildings moving toward electrification, EV charging, and green energy upgrades, knowing your electrical system's capacity is no longer optional.

What is an EPR?

An Electrical Planning Report is a complete analysis of your building's electrical infrastructure. It evaluates the current load on the system and assesses whether it can handle future upgrades. This includes:

  • Electric vehicle (EV) charging: how many chargers your strata can support
  • Solar retrofits: whether your current system can support solar panels
  • Fuel switching: whether it is feasible to switch from natural gas or propane systems to fully electric ones

An EPR gives you the technical data and expert recommendations needed to plan for these changes responsibly.

Why you need one

In 2023, the BC Strata Property Act was updated with a new regulation requiring all stratas to obtain an EPR. This report must be completed by December 31, 2026.

This is not just a formality. The EPR is a key part of long-term planning and risk reduction. It ensures that stratas are prepared for growing demand from owners requesting EV charging and for future regulations pushing toward electrification. Without an EPR, your strata could face unexpected infrastructure costs, delays in implementing upgrades, and non-compliance with provincial regulations.
